Flat or house: why the same furniture prices differently

A 2-bed flat and a 2-bed house hold roughly the same amount — the sofa, the bed, the wardrobe, the kitchen. What changes the quote is how the crew reaches it. Removal companies price crew hours, and access is where the hours go.

In a flat, the floor is the first question: no lift and two flights turns every wardrobe into a careful carry, and a booked lift means moving to the building's schedule, not yours. Then parking — a suspended bay or a permit zone 40 metres from the door adds a long walk to every trip, where a house driveway is a few steps and no paperwork.

None of it is a surcharge for its own sake — it's time, and time is what you're buying. The honest move is to tell the firm the floor, the lift and the parking up front, so the quote is right on the day rather than argued about on the stairs.

How to pay less on a 2-bed move

Shed the duplicates. Moving in together is the classic 2-bed move, and it comes with two of everything — two sofas, two kettles, two sets of pans. Sell or donate the doubles before the surveyor counts them; volume is exactly what you're paying for, and a full house moveprices on van space, not sentiment.

Is a 2-bed flat more expensive to move than a 2-bed house?

A little — not because a flat holds more, but because it is harder to reach. Stairs, no lift, a permit bay instead of a driveway and a longer carry from the van all add crew time. Two flights up typically quotes a bit above the same furniture in a house you can back the van up to.

Do you need a big lorry to move a 2-bed?
